Maintenence Supervisor

PRIMARY FUNCTION:
The maintenance supervisor supervises all maintenance and housekeeping personnel to ensure property physical and mechanical upkeep of the property.

EDUCATION, EXPERIENCE, KNOWLEDGE & SKILLS:
Position requires high school education; additional education preferred
HVAC certification, certification in electrical (commercial and residential) and universal certification to be obtained within one year of hire
 Minimum of two years supervisory experience preferred

PRINCIPAL DUTIES & RESPONSIBILITIES
The maintenance supervisor is responsible for maintaining the following schedules:
Painting
Cleaning
Maintenance
Code work
Fire alarm check
Snow removal
Bus drivers (where applicable)
Night/weekend maintenance staff
Capital improvement projects completed in house
The maintenance supervisor is responsible for filling in for staff when necessary.
Repair all appliances (refrigerators, stoves, dishwashers).
Inform property manager when appliance replacement is necessary.
Obtain prices and quotes for appliances when necessary.
Repair and ensure that all boiler room machinery is kept in good condition. This includes:
Domestic hot water heaters
Air conditioning units and pumps
Storage tanks
Boilers
Daily walk through of all maintenance equipment
Prepare monthly inspection reports of all boiler rooms and submit to property manager for file.
Make sure pool supplies are ordered in a timely fashion.
Make sure pool equipment is maintained properly.
Maintain good tenant relations and inform property manager of any potential or existing
problems regarding tenants.
Strive at all times to instill good work ethics of maintenance staff, good company morale, and
tenant morale.
Stay within budget whenever supplies are ordered.
Work with the property manager in the fall to set the budget for the following year.
Make sure staff completes all work orders in a timely, professional and courteous manner.
Work with rental office on scheduling of any apartment work.
Most capital improvements are completed "in-house" - schedule any improvements through the rental office.
For any improvements done with outside contractors, set scope, get bids, check contracts with appropriate people and submit for approval.
Responsible for the hiring and termination of all maintenance staff in cooperation with the property manager including cleaners, painters, grounds people, courtesy guards, etc.
Make sure payroll is submitted in a timely fashion to the payroll personnel.
Check to be sure payroll is accurate.
Walk property on a daily basis.
Work with property manager on a daily basis for scheduling, budgeting, etc.
Assist property manager and/or corporate office on any matter requested.
Must have or be willing to obtain First Aid/CPR certification.
Perform all other duties as assigned.
